A BRICK-BUILT PENSION PLAN

A pension that is as safe as houses is what everyone aspires to. But could a pension founded on bricks and mortar be the answer? Many investors already hold commercial property in a pension fund, and the new pension rules from April 2006 will allow holdings in residential properties such as holiday homes, buy-to-let properties and even private homes.
John Eeles, managing director of property investment company The Helmsley Group, says: "With the forthcoming pension rule changes demand for both commercial and residential property is set to increase. Most owner-managers have executive pension plans. The most common are small self-administered schemes (SSASs) and self-invested personal pensions (SIPPs), which give you control of the pension investments. This means that you can buy commercial property through your pension fund and avoid paying income tax on the rent and a capital gains charge of up to 40% on profits from the disposal."
With owner-occupiers in mind, Helmsley and the Monks Cross Partnership are developing Omega, a o1 million development of six offices providing accommodation of 1,380 sq ft and 1,580 sq ft. Unusual for this size of premises, lifts and comfort cooling are included.
